Saturday 17 March is the best day to put a property on the market this year, according to new research.

Online estate agent Emoov reviewed Land Registry data on price paid for property sales completed in 2017 and found that last June was the month with the largest number of property transactions. It then used research by the Post Office into the average number of days it takes to sell a home, which put the national average at 96 days. Then working back from mid-June, it found that 17 March was the best date to list a property with an estate agent.

However, while the largest number of transactions takes place in the summer, regardless of where you live in the UK, there are significant variations in the number of days it takes to sell across different cities.

London had the highest number of property transactions in 2017, but properties took longer to sell than in other cities in the UK – at an average of 111 days. This means that for the best chance to find a buyer, the capital’s homeowners need to put their properties on the market this weekend, on Saturday 24 February.

In contrast, in 2017, Bristol’s home sellers enjoyed the quickest turnaround, selling their properties in just 61 days. But as the market peaks in August in this popular city, sellers can sit back and wait until 15 June before marketing their homes.

Homeowners in Swansea are not far behind Londoners with an average 110 days to sell a home with the best day to list it being Sunday 25 February. Meanwhile, Hull takes a little less time to sell – at 101 days – so sellers can wait until 6 March to list their properties. Cardiff and Derby both take 86 days for a property sale, with 21 March the best day to put a property on the market.

Russell Quirk, chief executive of, says that, with Brexit uncertainty, buyer interest may remain “subdued”.

He advises: “Although June may seem a long time away yet, those looking to hit the market peak should already be thinking about listing their home over the coming weeks.”
