Advantage goes to Wimbledon for top house prices near a tennis tournament

27 June 2016

With the Wimbledon Championships starting today, tennis fans will descend on the All England Lawn Tennis Club in South-West London to watch their favourite players – but most couldn’t afford to live anywhere near its grounds, new data has revealed.

Average property prices in Wimbledon Village – a short walk from the club – are currently a whopping £1,591,939, according to research by online estate agent

This makes homes in Wimbledon the most expensive of the four main tennis tournaments. Properties near Melbourne Park, the Australian Open venue, average at £604,932, while those in Flushing Meadows, near the US Open, are £466,193 on average. The cheapest properties near a major tennis tournament are in Roland Garros, in Paris, where house prices are £459,957 on average.

Even this year’s Wimbledon champions will just have enough to spend their winnings on a home near the courts, each taking away £2 million. They can, however, comfortably afford a property in the wider neighbourhood of SW19, where prices average £874,857.

HouseSimple also researched property prices close to other tennis clubs with grass courts in England, and found that buyers could pay a huge premium to live near Holland Park Lawn Tennis Club in West London, where the average property is priced at £4,343,167 – 282% more than the average price of £1,138,333 in its W14 postcode.

Alex Gosling, chief executive of, says: “Most of us have more chance of winning a set – well, maybe a game – against Andy Murray, than buying a property near the All England Lawn Tennis Club.

“However, property prices close to the Wimbledon Championships pale in comparison to average prices next to the Holland Park Lawn Tennis Club. Even if you combined the men’s and women’s winners cheques, they still wouldn’t cover the average price of a property in the area.”

The following table reveals average property prices and the premium you could pay to live near to one of the England’s lawn tennis clubs.
