Properties sell at a 30% premium in idyllic ‘green’ areas

Houses within a National Park or Area of Outstanding Beauty (AONB) are being sold for almost 30% more than other properties in the same area, according to new research.

The average sale price for a detached house within a National Park or AONB is £450,000, compared with £347,000 for a detached property in the same county, research by estate agent Savills has revealed.


Savills identified established and emerging hotspots throughout the UK and found that the highest prices for properties in idyllic green settings are in the South, with established hotspots in the Surrey Hills, South Downs and the Cotswolds.

The average sale price for a house in a green hotspot in the Surrey Hills, for example, was £963,00 in 2015, which is 82.4% more than other properties in the county.

Up-and-coming areas in the South include Cranborne Chase and West Wiltshire Downs, Kent Downs and High Weald.

In the North, existing hotspots to consider are the Lake District, Nidderdale and Forest of Bowland, while emerging areas can be found in the Howardian Hills and the Yorkshire Dales.


Hotspots in the Midlands and Wales include the Peak District, Cannock Chase and the Shropshire Hills. Properties in the Peak District, for example, were priced at £430,000 on average in 2015 – 53% higher than the rest of the county.

Emerging areas in these regions include the Lincolnshire Wolds, Wye Valley, Clwydian Range and Dee Valley.

Sophie Chick, associate director of Savills research, says: “Although we believe the trend for urban living will continue for at least the medium term, villages and rural countryside now represent good value in comparison to larger towns, and an overall good ‘buy’ opportunity.”
