Simarc legal action?
This organisation do their best to exploit fear in those leaseholders who are not sure of their rights, and to extort money they are not entitled to from people in similar positions to the one you find yourself in now. (ie.you cannot afford to wait so pay up to avoid other losses. It is time the law put a stop to their conduct.)
The large builders sell on property leaseholds for a pittance to this company who then do their best to find as many ways as possible to derive profits from your lease. (money for permission to extend, money for subletting, even when not due, high insurance bills from their own insurance company,) check your lease, they don't check individual leases and simply send out standard demands irrespective of whether or not they are in line with your specific lease terms.
Sadly some of my leases are owned by this same organisation and they are nothing but trouble. My advice is to make sure you know your rights and stand up to them. Too may people simply pay because they do not know their rights, Simarc thrive on others ignorance.

My leasehold properties were sold to the same organisatrion for a pittance, and my experience is exactly the same as the person making the above reply.
I do not lie down and do stand up for my rights. They do not consult lease terms and do their best to extract money in every possible way they can find.
They depend on people not knowing their rights, so make sure you know your lease and know your rights.
I don't trust them with a barge pole and make sure I always pay ground rents on time, give them an inch and they will try to take a mile.

I am not usually one to do a lot of chatting on the web but have come across this string which is directly pertinent to my situation. I have just received a demand from this company, who recently acquired the freehold to our block of flats. I have had a pretty torrid time with them so far, and have had to go to great lengths to prove I am completely up to date with all my payments. That battle won this morning I seem to find myself in another one.
They have just sent me a demand notice for subletting costs in excess of £120. I do have another couple of properties and this is the first I have ever heard of such a thing. I cannot find anything in the lease documentation about this. Is anyone aware of what this is and if they are legally entitled to this. I bought this flat on a buy to let basis and have always been crystal clear about it, so am completely at a loss as to where this has suddenly come from
Any response would be greatly appreciated.

Me and my partner are currently in the process of buying our first property, as it is a repossesion we were asked for a 4 week completion.
This is now the 10th week and I have found out the delay has been the garage on the property is Leasehold and owned by Freehold Portfolios GR Limited, however they are denying being the freeholder even though George Wimpey informed us they sold the lease to them years ago and it has been proven on the Land registry they own the property.
We do not wish to lose the fees we have already paid out, although unsure as what to do next and are still paying out rent in the meantime the company appear to be a complete farce and i have read an article by Tony Hetherington who exposed their blunders in the past.
Has anyone experienced anything like this? or could you advise on what steps to take next?
